Project Overview

We were approached by an entrepreneurial dentist who had identified a promising location for a new practice. The building, however, had been vacant for over five years and had fallen into significant disrepair — raising serious concerns about its structural integrity and suitability for medical use.

From the outset, it was clear that this would be a challenging yet rewarding transformation.


Scope of Works

  • Initial Feasibility & Planning
    We carried out a comprehensive survey and feasibility study, identifying key structural, electrical, and environmental issues — including the presence of asbestos. A detailed cost plan and timeline were developed to support funding applications and satisfy investor requirements.

  • Strategic Design & Mixed-Use Planning
    By rethinking the building’s potential, we proposed a dual-use solution:

    • A modern three-surgery dental practice at the front.

    • A two-bedroom maisonette at the rear, creating an additional income stream to offset financial risk.
      This approach maximised the building’s value and functionality, helping secure planning approval and financial backing.

  • Full Project Management
    We were retained to manage the entire build process, including:

    • Appointment and oversight of all sub-contractors

    • Procurement of all materials

    • On-site coordination and scheduling

  • Construction & Delivery
    Work commenced in December following planning approval. Despite the complexity of the refurbishment, the project was delivered on time and within budget by May, just six months later.


Outcome

The result is a modern, fully-compliant dental practice with high-quality clinical spaces — alongside a comfortable residential unit offering rental income. The innovative mixed-use design helped de-risk the investment while breathing new life into a long-neglected property.
