Clear, accurate plans for property transactions and registration
Property transactions often require plans that clearly identify the land, building or individual area affected by a sale, lease, transfer or legal agreement.
Celona Consulting prepares Land Registry, conveyancing and lease plans for property owners, developers, landlords, solicitors, managing agents and commercial organisations.
Our plans are produced using clear CAD information and prepared around the current requirements of HM Land Registry, helping legal teams progress applications with accurate and easy-to-understand drawings.
Plans prepared for their legal purpose
Every plan begins with understanding the transaction and exactly what the drawing needs to identify.
We work from existing title information, architectural drawings, Ordnance Survey mapping and instructions provided by the client or solicitor. Where the available information is insufficient, we can undertake a measured site or building survey.
Our services can include:
- Residential and commercial lease plans
- Transfers of part and conveyancing plans
- Freehold and leasehold property plans
- Plans for new-build plots and developments
- Easements, rights of way and access routes
- Parking spaces, gardens, stores and external areas
- Shared, retained and communal areas
- Measured surveys and updates to existing plans
Clearly identifying the property
Lease and conveyancing plans must clearly distinguish the property being transferred or leased from the surrounding land.
We use coordinated colours, edging, hatching and annotations to identify the demise, shared areas, rights and other relevant parts of the property. Where a lease includes more than one floor, separate floor plans can be provided to show the extent at each level.
Location plans, north points, recognised scales and sufficient surrounding detail are included where required so that the property can be related to the wider site and Ordnance Survey mapping.
Working with solicitors and property teams
The legal extent of a lease, transfer or right must be confirmed by the client and their solicitor.
We translate those instructions into clear graphical information and issue draft plans for review before the final documents are prepared. This allows colours, boundaries, access arrangements and supporting references to be checked against the proposed legal agreement.
Our role is to prepare the drawings; legal interpretation and approval of the areas shown remain with the appointed solicitor or conveyancer.
New plans and existing drawing updates
We can prepare a new plan from survey information or update an existing CAD, PDF or paper drawing.
For property subdivisions and new developments, plans can be coordinated with the latest architectural information so that individual plots, apartments, parking spaces and communal areas are presented consistently across the wider scheme.
Why choose Celona?
We combine measured surveying, architectural knowledge and accurate CAD drafting within one coordinated service.
This helps us understand both the physical property and the clarity required for legal and registration plans.
Make your property information clear
